Privacy Policy

This policy explains what information Rumiby collects, why we use it, when it may be shared, and the choices available to you.

At a glance: Rumiby uses personal information to provide accounts, publish and discover property listings, connect users with property owners and agents, prevent abuse, and improve the service. Rumiby does not sell personal information.

1. Scope

This Privacy Policy applies to the Rumiby website, including rumiby.com, and the services, features, and communications made available through it (collectively, the “Services”). “Rumiby,” “we,” “us,” and “our” refer to the operator of the Services.

By using the Services, you acknowledge the practices described in this policy. This policy does not apply to websites, applications, or services operated independently by third parties.

2. Information we collect

We collect information in the following ways:

  • Account information. Your name, email address, authentication credentials, account identifier, and account role. Passwords are handled by our authentication provider and are not visible to Rumiby in plain text.
  • Listing information. Property address, price, description, photos, features, location, availability, listing status, and information identifying the account that created the listing.
  • Agent information. Name, agency, license number and state, telephone number, email, service areas, biography, profile photo, and verification status.
  • Messages and inquiries. The sender’s name and email address, message content, the relevant property, recipient, and delivery or creation time.
  • Support requests. Your name, email address, selected topic, subject, message, request reference, status, and submission time when you contact Rumiby.
  • Preferences and device data. Saved properties, search or display preferences, session state, browser type, device information, IP address, diagnostic data, and similar technical information generated when you use the Services.
  • Information from providers. If you sign in with Google or another supported provider, we may receive the name, email address, profile information, and account identifier that you authorize that provider to share.

Please do not include Social Security numbers, bank credentials, medical information, or other sensitive personal information in a listing, profile, or inquiry.

3. How we use information

We may use personal information to:

  • Create, authenticate, maintain, and secure accounts.
  • Publish, manage, search, and display property listings.
  • Review agent applications and display verified agent profiles.
  • Deliver inquiries to property owners, sellers, landlords, or agents.
  • Receive, investigate, and respond to support requests and reports.
  • Save favorites and remember preferences on your device.
  • Operate, troubleshoot, analyze, and improve the Services.
  • Detect fraud, spam, abuse, security incidents, and policy violations.
  • Comply with law, enforce our terms, and protect users and Rumiby.
  • Communicate about accounts, listings, inquiries, security, and service changes.

If Rumiby introduces advertising, promoted listings, subscriptions, or personalized recommendations, we will identify paid placement and update this policy when those features materially change our data practices.

4. How we disclose information

We may disclose information in these circumstances:

  • At your direction. For example, when you publish a listing or send an inquiry.
  • Service providers. We use providers for hosting, authentication, databases, file storage, maps, security, and technical operations. They process information for us under their own terms and privacy commitments.
  • Legal and safety reasons. We may disclose information when reasonably necessary to comply with law or legal process, enforce agreements, investigate fraud or abuse, or protect the rights, safety, and security of Rumiby, our users, or others.
  • Business transactions. Information may be transferred as part of a merger, financing, acquisition, reorganization, bankruptcy, or sale of assets, subject to applicable law.
  • Aggregated information. We may use or disclose information that has been aggregated or de-identified so it cannot reasonably identify you.

Rumiby does not sell personal information for money. We also do not knowingly share personal information for cross-context behavioral advertising. If that practice changes, we will provide any notice and opt-out rights required by law before doing so.

5. Information that becomes public

Property listings are intended to be public. Listing addresses, photos, descriptions, prices, features, status, and related details may be visible to any visitor and may appear in search engines.

Once verified, an agent’s professional profile may also be public, including name, agency, license details, professional contact information, service areas, biography, profile photo, and verification status. Agent applications remain nonpublic while under review, but authorized Rumiby personnel may access them for verification.

When you send an inquiry, the recipient receives the name, email address, and message you provide. Do not publish or send information that you do not want the intended audience to receive.

6. Cookies, local storage, and similar technology

Rumiby and its providers may use cookies, browser local storage, session storage, and similar technologies to keep you signed in, maintain security, remember favorites and settings, preserve form progress, and operate the Services. Some of this information remains on your device until you clear it or your browser removes it.

You can control cookies and stored website data through your browser. Blocking or deleting them may sign you out, remove saved preferences, or prevent parts of the Services from functioning correctly.

7. Data retention

We retain personal information for as long as reasonably necessary to provide the Services, maintain an account or listing, complete agent verification, deliver inquiries, comply with legal obligations, resolve disputes, enforce agreements, and protect against fraud and abuse.

Retention periods depend on the type of information and why it was collected. Deleted information may remain temporarily in backups or security logs before being removed through ordinary retention cycles. We may retain de-identified information where it can no longer reasonably be linked to an individual.

8. Security

We use administrative, technical, and organizational safeguards designed to protect personal information. These include authenticated access, role-based database rules, encrypted network connections, and managed infrastructure providers. No internet service or storage system is completely secure, so we cannot guarantee absolute security.

Keep your credentials confidential, use a unique password, and notify us promptly if you believe your account or information has been compromised.

9. Your choices and privacy rights

You may review or update certain profile, listing, and preference information through your Rumiby account. You may also ask us to access, correct, delete, or provide a copy of personal information associated with you, or object to or restrict certain processing, where applicable.

Rights vary by jurisdiction and may be subject to exceptions. We may need to verify your identity and request before responding. An authorized agent may submit a request where permitted by law, but we may require proof of authorization. We will not discriminate against you for exercising an applicable privacy right.

To make a request, email privacy@rumiby.com with the subject “Privacy Request” and describe your request. Do not send a password or sensitive identification document by email. If we deny a request and applicable law gives you a right to appeal, you may appeal by replying to our decision with the subject “Privacy Appeal.”

10. Children’s privacy

The Services are not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child has provided personal information to Rumiby, contact us so we can investigate and take appropriate action.

11. Third-party services and international processing

Rumiby currently relies on Firebase and Google services for authentication, database, and file storage; Vercel for website hosting and delivery; and OpenStreetMap contributors and tile infrastructure for map functionality. These providers may receive account or technical information needed to perform their services, such as identifiers, IP addresses, browser information, and requested map tiles.

Providers may process information in the United States and other countries. Data-protection laws in those locations may differ from the laws where you live. Links to third-party sites are governed by the privacy practices of those third parties, not this policy.

12. Changes to this policy

We may update this policy as Rumiby evolves or legal requirements change. We will post the revised policy here and update the date at the top. If changes materially affect how we use personal information, we will provide additional notice when required by law.
